Mould and lichen on the cool, damp south side.
Pakenham sits on the wetter, cooler edge of Melbourne’s south-east. South-facing render, the shaded side of a Lakeside two-storey, and any roof under tree cover in Pakenham Upper or Nar Nar Goon grows a thick green and black film of mould, algae and lichen. Blasting it with high pressure just removes the surface, it grows back in a season. A soft wash with the right detergent kills the spores so it stays clean for a year or more. Choosing the method matters more than the machine.
Render and roofs are easy to wreck.
Most of the newer Cardinia Lakes, Lakeside and Arena estate homes are acrylic render over foam or brick. Aim 3,000 PSI at render and you blow the texture coat off and drive water into the substrate. Same on a 20-year-old concrete tile roof, high pressure strips the protective glaze and forces water under the tiles into the ceiling. We soft wash both. The only places we run full pressure are concrete, pavers, brick paths and hard commercial surfaces.
Run-off has to stay out of the creeks.
Pakenham drains to Toomuc Creek and Deep Creek and on to Western Port, a Ramsar-listed wetland. Cardinia Shire local laws and the Victorian Environment Protection Act 2017 prohibit sediment, oil and detergent flowing to stormwater. We use biodegradable detergents and, on oily driveways and commercial wash-downs, we contain and filter the run-off rather than letting it run to the gutter. It is the difference between a tidy job and an EPA problem for the property owner.
