New estates, new-build dirt.

Officer has exploded over the last decade, with the Arcadia, Timbertop and Brunt Road estates filling former farmland between the Princes Highway and the rail line. Nearly every house here is under fifteen years old, which means two things for us. First, exposed aggregate driveways everywhere, the builder default, which look superb when clean but trap oil and grow a black mould line along the shaded edge within a few summers. Second, light-coloured acrylic render on most facades, which shows the green south-wall mould badly. Both are our daily work in Officer.

Officer still has active construction on every second street, and the fine clay dust that throws up settles straight onto solar panels. A lot of the newer Officer homes went in with 6.6kW or larger systems, and many have never been cleaned since install. A solar panel clean here often recovers a surprising slice of lost output because the panels have been collecting estate dust for years.

Small blocks, quick jobs.
